The Emerald Properties Project is currently on hold due to an unforeseen issue which is currently being addressed. After presenting the Emerald Properties Project conceptual master plan to the Select Board on February 27, 2023, it was discovered that the 200-foot Riverfront buffer line was inaccurately shown on the plan prepared by the consulting engineer. As indicated during the presentation, permitting restrictions within the 200-foot Riverfront buffer area render it effectively “undevelopable”. With this engineering error, the concept plan inaccurately displayed the developable portions of both properties (#67 and #81 Davisville Rd) and therefore the public engagement program has been paused until the situation can be rectified. Town staff is awaiting a revised conceptual plan that accurately reflects the buffer and the new potential development, and once received, will continue engaging with stakeholders and planning the future public meeting.
